safe and plenty of room however it's 50m from a major traffic light junction which has constant flow all night long. must've been blue lights and sirens twice an hour all night. Spot used by regular Luton drivers. Direct outside nice houses. if a weekday expect school run noise and traffic from 8am directly along the footpath to the side of your van. would use again in a pinch.
